Overview

Late rent is noticed on the 6th, chased on the 10th, and the sequence is improvised. A reminder on the 3rd cuts late payments by a third; a balance past 45 days without a plan becomes a move-out with bad debt half the time. Improvised outreach is also where fair-housing risk lives.

Every balance shows what has been done and what is due next, with the recovery rate of doing that step inside its window. The drafted reminder is the same for everyone. The policy tab lets the accountant turn on automatic day-3 reminders under a dollar ceiling; the ledger records what the policy sent and what a person did.
