Offers go out with 30 days left instead of 90, and the number is either above market (they leave) or below (money left on the table). Offers up to 3% over the submarket median renew at 74%; 3 to 8% over, 58%; above that, 39%. Sent with 90 days left, every band does 9 points better.

The app opens on leases inside 90 days with no offer, ordered by expected loss (the odds of leaving times the cost of a turn). The proposed rent is priced against the submarket median and the resident's history, bounded by the state's rent-increase cap. Move the number and the card recomputes the odds and the dollars. Residents with a late work order this term get a call before the letter.
