Overview
Requests arrive by portal, text, email and phone. Emergencies wait behind drips; vendors are picked from memory; nobody knows an order is past its SLA until the resident writes the review. A routine order past SLA lowers satisfaction; two in one lease term raise non-renewal odds by 18 points.
The queue is sorted by priority and time left. Each unassigned order carries a suggestion: an in-house tech with the trade and capacity when there is one, otherwise the vendor with the best days-and-cost trade-off in that market whose insurance has not lapsed. Assigning dispatches through the maintenance platform, mirrors to the system of record, and tells the resident on their preferred channel.
